Selling Your Home In Today’s Market

There is no secret that the housing market has changed – here are some tips on how to sell your home without stressing-out.

1. “Pricing” is everything.  Put your home on the market at 5% below the most recent comparable sale.
2. Always make your house “available” for showings.  Don’t give the buyer a reason to buy the house down the street.
3. Keep your house “clean” and orderly while it is on the market.  Be sure your yard and lawn are maintained and manicured.
4. “Respond” to any offer you receive – no matter how low priced the offer may be.  Buyers know that things are a bit slower and may lowball you just to see how motivated you are to sell.  Don’t ever take it personally.
5. Since there are about 24-33 percent of buyers who cancel their escrow – do whatever it takes to keep the buyers “happy”.  If need be, credit the buyer, thru escrow, for some repairs or upgrades or possibly even some of their closing costs.
6. Remember that a good real estate "agent" knows how to negotiate for your best interest in this type of market.
